WEEKLY HOME CHECKS

This service includes a weekly interior and exterior walk-through inspection that includes the following: Physically check all doors and windows, mechanicals, electrical panels, fuel readings, HVAC operations/settings, automation equipment, alarm system, Wi-Fi and more. Also includes an inspection of exterior surfaces, decks, landscaping, swimming pools/spa, pool houses, walkways, etc. Each home check is fully documented.

SEASONAL MAINTENANCE

Services are performed two to three times per year to prepare your home for the season ahead. Included are: gutter inspection and cleaning; smoke and carbon detector operation check and battery replacement; outdoor water service that includes opening and winterization of hose bibs, showers, sinks, fountains, pool houses; HVAC system testing, filter replacement, thermostat battery replacement, outdoor cover installation; outdoor furniture patio, porch and pool furniture storage and resetting; window screen removal and storage in fall and reinstallation in spring; interior and exterior light bulb checks and replacement. Custom checklists managed upon client request, e.g., trampolines, awnings, fire pits, flower pots, exterior appliances, etc.

SERVICE VENDOR MANAGEMENT

Management of all service vendors, including heating and air conditioning, security, pest control, landscapers, irrigation, pool maintenance, tennis court service, house cleaning, plumbers, electricians.
Coordination, access and supervision of technicians; invoice review to confirm satisfactory service and billing; access to our list of preferred vendors.

24-HOUR EMERGENCY RESPONSE

Emergency response (monitored 24/7 and 365 days/year) and immediate site visits by a qualified Property Manager as required. Management of storm preparation, severe weather, alarm calls, freeze-ups, water and fire damage, other emergency conditions.

COMMERCIAL PROPERTY MANAGEMENT

Facility, tenant and rental administrative services that include management of homeowner dues, common charges, insurance and overall book-keeping; review and payment of subcontractor invoices (landscaper, HVAC, irrigation, etc.); preparation of budgets, financial statements, reserve funds; Board meeting management; oversight of house rules and regulations; on-premises superintendent options.

Visual home readiness inspection of all major aspects of your home, from roof to foundation. A detailed report and pictures are provided when an issue remedy or home repair is recommended. Inspections are as follows:

  • Electrical and lighting: switch operation, and outlet stability
  • Plumbing and fixture operation, flow, drainage and leak management
  • Window and door operation, casings, hardware, caulking and weather stripping
  • Flooring and tile surface management of finishes, cracking, splitting, wearing, grout and sealers
  • Painted surfaces: settling, cracks, splits, separation and water damage
  • Roofing: splitting or missing shingles, flashing, chimney and chimney cap repairs/replacement
  • Gutters: fasteners, flow, drainage and debris removal
  • Siding and trim: water penetration, wood rot, weathering, separation and failure
  • Decks and rails: stability, wood rot, warping, splitting and severe weathering
  • Plumbing: hose bib and outdoor water source operation and leaks
